The Loan Management team is a business unit within the Global Markets Segment primarily supporting the Mortgage Loan Trading desk and Investment Banking’s Real Estate Finance Group. The team is a multi-faceted diligence and asset management platform specializing in whole loan acquisition, sales, securitizations, and financing opportunities. The Loan Management team has product expertise across mortgages, consumer loans, real estate and warehouse financing.

Candidate’s role will have key responsibilities in underwriting/managing /overseeing commercial real estate loans that GS has interest in. 

Business Unit Overview

Loan Management primarily supports the Global Banking and Markets Segment within Goldman Sachs. Loan Management, amongst other things, is responsible for directing and facilitating due diligence (at both, the deal and asset levels) for the acquisitions, asset management and sales/securitizations of various types of loan portfolios in the US, EMEA and APAC. 

The EMEA Mortgage desk makes markets in EMEA loan business (CRE/Resi/consumer) and Asset Backed securities, and increasingly places a large amount of focus on purchasing whole loan pools, originating/ financing new loan assets (CRE/Resi/consumer) or create new securities backed by loan assets which can be distributed to our clients. In this way the desk / structurers/ Loan management, in particular, are very much at the heart of a changing banking / capital-markets landscape, and designing ways in which Goldman can be a long-term participant in these new flows of capital. 

Loan Management is currently seeking an Analyst / Associate to support the EMEA mortgage desk in its asset management activities. The Analyst / Associate will be primarily responsible for ongoing asset/loan management of EMEA commercial real estate loans, facilitating the acquisition, monitoring, reporting and disposition / securitization of loans purchased, financed and/or originated from different business platforms. 

 Job Responsibilities 

  • Managing commercial real estate loans secured against a variety of property types: multifamily, hospitality, retail, industrial, office, self-storage, data centers, etc. 
  • Reviewing legal documentation, financial models, business plans, covenants to assess the loan and asset level risk.
  • Ongoing monitoring of the asset and loan performance, preparing asset summary reports and internal business plan presentations, valuation analysis, market analysis. 
  • Supporting on critical workstreams including modification, restructuring, extensions, waivers etc. throughout the loan life cycle. 
  • Managing client relationships and interacting with property managers, legal counsel, servicers, co-lenders, institutional borrowers, etc. to ensure smooth / high quality execution/monitoring of CRE deals.
  • Data management of the CRE trades, including data setup, database management, ETL and data validations. 
  • Tracking and confirmation of collateral adequacy for funding and margining (collateral covenants, eligibility, concentration limits), monitoring of key deliverables and financial covenants under the legal documents. 
  • Ensure the flow of data underneath all of the analytics is accurate and correct. Working with mortgage desk, technology, and cash operations to achieve the same. 
  • Manage and create data related quality control checks for internal databases and provide resolution through analytic research. 
  • Develop reporting solutions through multiple tools as needed. Ability to produce interactive graphs, pivot tables, etc. for reporting. 
  • Maintains systems for tracking projects and communicate results to different business groups 

 Basic Qualifications 

  • 2-4 years of experience in mortgages or commercial real estate portfolios / collateral analytics / asset management. It’s Data Management/ Modeling and handling ETL processes. 
  • Strong academic background – in finance, business, math, or accounting degree with a minimum 3.5 GPA equivalent / candidates pursuing CFA.
  • Strong communication skills (clear, concise, and confident) with the ability to manage internal and external relationships. 
  • Solid analytical/logical mindset and attention to detail 
  • Technical skills required include SQL, RDBMS Databases (SQL Server or Sybase ASE preferred), Data Reporting and Data Visualizations. Tableau experience is a plus. 
  • Strong project management skills that include Stakeholder Management skills, program management experience and ability to translate requirements to deliverables. 
  • Commercial focus and interest in financial and RE markets 
  • Mortgage banking or other financial industry experience preferred 
  • Able to work under tight time constraints and extended hours as required 
  • Ability to prioritize workload, manage expectations and is a team player.
