Job Summary:

Under limited supervision, uses specialized knowledge and skills through experience, training and/or certification to install, repair and maintain heating, ventilation and air conditioning (HVAC) equipment and systems and to perform general building maintenance, including plumbing, mechanical and minor electrical work. Procedures are established and a number of specific guidelines are available, requiring judgment in locating and selecting the most appropriate methods, techniques and procedures to apply to specific cases. Solves routine and non-routine problems and identifies and suggests solutions to more complex problems. Completed work is evaluated for technical accuracy and compliance with instructions or established procedures. Contact with internal customers is required to identify, research and resolve problems.

Essential Duties and Responsibilities:

  • Leads the work of others.

  • Coaches and mentors less experienced HVAC technicians.

  • Coordinates, monitors, inspects and provides technical training work of others.

  • Organizes and leads and meetings for HVAC and other purposes.

  • Assists in evaluating performance and providing feedback to department manager.

  • Maintains HVAC materials inventory and orders supplies with designated approved vendors.

  • Liaison with vendors in scheduling and completing outsourced HVAC work to include but may not be limited to Critical HVAC Units and Systems, Non-Critical HVAC Units and Systems, associated Pumps and Chillers.

  • Provides energy cost saving ideas with return on investment.

  • Operation of the building automation system, including daily campus monitoring, troubleshooting, trending, changing set points, scheduling of time clock and graphics changes.

  • Safely handles, stores and disposes of hazardous materials, including high pressure tanks filled with various gasses, and chemicals.

  • Elevator extraction response.

  • Emergency building evacuation response.

  • Conduct weekly quality assurance inspections of building common areas, report findings to Facility Supervisor.

  • Ability to work with Corporate Real Estate project managers supporting adds, moves, and changes. Provide design criteria for moves requiring VAV expansion, air distribution and/or additional equipment.

  • Performs regular maintenance on HVAC and other equipment, including filter changes, lubrication and zone temperature adjustments.

  • Investigates, inspects, and diagnoses problems in pneumatic, electric and electronic control systems, and modifies, repairs and tests equipment, as required.

  • Repairs fan motors, variable air volume and electric reheat boxes.

  • Installs, relocates or replaces HVAC and other equipment using blueprints, plans, or sketches.

  • Changes or removes and installs components.

  • Maintains and repairs cooling towers.

  • Maintains evaporator and condenser coils.

  • Modifies and reworks ductwork and supply and return air drops.

  • Performs general plumbing repairs and replacements.

  • Maintains work area, tools and equipment in safe, clean, and orderly condition.

  • Complies with safety rules and regulations, employs safe work practices and corrects unsafe working conditions and behaviors as required.

  • Maintains currency in HVAC installation, maintenance, repair and replacement techniques.

  • Operates standard office equipment and uses required software applications, if applicable.

  • Provides guidance and support to HVAC Technician I and II positions.

  • Provides performance feedback to department supervisor for HVAC Technician I and II associates.

  • Performs other duties and responsibilities as assigned.

  • Job Requirements

    Knowledge, Skills, and Abilities:

    Knowledge of:

  • Advanced knowledge of pumps for chilled water, condenser water, and domestic water operation, flows, pressures and associated piping, valves, pressure regulators, gauges, etc.

  • Advanced skill in pipefitting, welding, brazing, and soldering a variety of materials including metals and plastics.

  • Advanced knowledge of, repair, and maintenance of CRAC units and systems.

  • Advanced knowledge of industrial heating and air conditioning principles, including chiller operation, air flow balancing and associated environmental rules and regulations.

  • Advanced knowledge of principles, practices, methods, procedures, tools, instruments and equipment used to install, maintain and repair HVAC and other equipment.

  • Advanced knowledge of technical manuals, drawings, blueprints, schematics and diagrams associated with HVAC systems and equipment.

    Skill in:

  • Maintaining, troubleshooting, repairing and replacing Variable Frequency Drives.

  • Performing maintenance on HVAC systems and equipment.

  • Diagnosing, repairing and testing failures of HVAC systems and equipment.

  • Installing, altering, repairing and replacing HVAC systems and equipment.

  • Changing, removing and installing system components.

  • Calibrating, troubleshooting and repairing pneumatic controls.

  • Operating standard office equipment and using required software applications, including Outlook, Word, Excel.

    Ability to:

  • Provide technical training to others.

  • Monitor and inspect the work of others.

  • Mobility sufficient to traverse on-site and off-site buildings, including rooftops, stairwells, and catwalk.

  • Ascend/descent and work upon ladders up to fourteen feet in height.

  • Read, comprehend and apply information from blueprints and drawings technical manuals and journals and other technical literature.

  • Understand and follow oral and written instructions.

  • Comply with safety rules and regulations and employ safe work practices.

    1.Follow Arc Flash policies.

    2.Follow LOTO policies.

  • Communicate effectively, both orally and in writing.

  • Establish and maintain effective working relationships with others.

    Educational/Previous Experience Recommendations:

  • High school diploma or equivalent with a minimum of five (5) years of HVAC schooling, and a minimum of ten (10) years of progressively responsible experience in commercial and/or industrial HVAC and/or other related areas of refrigeration maintenance and repair and general building maintenance.

    Or

  • An equivalent combination of education, experience and/or training.

    Licenses/Certifications:

  • HVAC journeyman’s license.

  • Forklift certification / Ability to Obtain within 120 days.

  • Universal Refrigerant Certification.

  • Building Automation Systems.

  • Liebert CRAC Units and Controls.

  • Certified Energy Manager.

  • 30 Hour OSHA Certification / Ability to Obtain within 120 days.
